Comparison
PropStream vs PropertyRadar vs BatchLeads vs DealMachine for Skip Tracing
PropStream, PropertyRadar, BatchLeads and DealMachine each sell a monthly plan with a contact allowance. Ava Data sells the contact: 2¢ per match, no match no charge, on a $9/month plan that includes the API, with each owner's phone numbers ordered best number first by real-world connect results. Below about 4,600 matches a month, Ava Data's whole bill is lower than any of the four entry plans, which start at $99 to $119 a month (as of November 1, 2026).
Ava Data at a glance
- Price: 2¢ per match (1 credit), 4¢ with email, 20¢ for a Deep Search with relatives and associates.
- Misses: nothing charged when a search finds no one, and you see the match rate on every job.
- Plan: $9/month with 100 credits included. No order minimum, no per-seat price.
- Phones: ordered best number first by real-world connect results, with line type (mobile, landline, VoIP) when known.
- API: the REST API is on every account, including List Builder endpoints for pulling property lists.
The cost that matters is the number that answers
A contact allowance counts numbers delivered. What you actually pay for is the conversation: the owner who picks up. When a record comes back with three numbers and no ranking, your rep starts at the top of the list and burns calls on disconnects. Ava Data orders every owner's phones by how they perform on real calls, so the first dial is the best dial, and you pay only for the matches it returns.
How Ava Data Knows the Numbers Are Good
There's a harder question than price: how do you know the numbers are good? Most skip tracing services never find out what happens after they hand you a phone number. Ava Data does — through partnerships with high-volume dialing networks placing over 100 million calls a month, Ava Data sees real connect signals and tests its data head-to-head against major data vendors. Every outcome gets scored: right-person connects, numbers that don't connect, wrong numbers. Those signals feed a custom ranking layer that orders every contact's phone numbers by real-world connect performance — so the number most likely to answer is first on your list.
These are aggregate network connect signals — no customer lists or uploaded records are ever shared, sold, or used.

What a year costs before you trace anyone
A subscription bills every month, including the months you don't trace. At monthly billing, a year of each entry plan costs (as of November 1, 2026):
- PropStream Essentials: $1,188 ($972 billed annually), and skip tracing is still 12¢ a contact on top.
- PropertyRadar Solo: $1,428 ($1,188 billed annually).
- BatchLeads Growth: $1,428 (40% off paid upfront).
- DealMachine Basic: $1,428 per seat.
- Ava Data: $108, with 100 credits included every month.
What 1,000 contacts a month costs
For the providers that price per contact, the monthly bill at 1,000 contacts is (as of November 1, 2026):
- Ava Data: $27 at most ($9 + 900 × 2¢), and less when some searches find no one.
- BatchLeads Growth: $119, with 10,000 leads a month included.
- PropStream Essentials: $219 ($99 + 1,000 × 12¢), or $129 with the Connect add-on, which includes skip tracing.
PropertyRadar counts phone and email unlocks and DealMachine counts data credits, so their bill depends on how many numbers you unlock per owner and how many seats you need. BatchLeads Growth costs less than Ava Data only in a month you use about 5,600 or more of its included leads, and it still bills $119 in every slow month.
What a real year costs: busy months and slow months
Break-even math assumes the same volume every month. If your year has busy months and slow ones, a subscription still bills the same in both. Take a year with four busy months at 6,000 contacts and eight slow months at 1,000, 32,000 contacts in all (as of November 1, 2026):
- Ava Data: $724 at most ($127 in a busy month, $27 in a slow one), about 2¢ per contact used.
- BatchLeads Growth: $1,428 ($119 every month), about 4.5¢ per contact used.
- PropStream Essentials with Connect: $1,548 ($129 every month; PropStream's FAQ says Connect's free tracing covers up to 25,000 contacts a month), about 4.8¢ per contact used. PropStream's pricing page also says unused saves and exports don't roll over.
On that year the subscriptions cost about twice as much per contact you actually used. PropertyRadar and DealMachine count unlocks and credits differently, so they aren't in this example.
Build the list and trace it in one account
Ava Data isn't only the trace. List Builder pulls property lists at 1 credit (2¢) per record: draw a radius or shape on the map, filter distress by date ("filed in the last 30 days", "auction in the next 30 days"), pull the Probate & Death Records list, and check flood and wildfire layers before you buy. Most quick lists carry a Move Rate rating, which compares a list's selling activity with the typical single-family home in the same state. Then trace the list at 2¢ per match, run a 20¢ Deep Search for relatives and associates when the owner is hard to reach, let Follow Up Boss enrich new leads on its own, and turn the same list into ad audiences with Digital Matching.
When one of the four fits better
PropStream fits when you evaluate deals as much as you source them (comps, rehab-cost estimates, equity and lien history are work Ava Data doesn't do), or when you trace more than about 73,000 contacts a year. BatchLeads fits a team that traces more than about 67,000 records a year inside its 10,000-a-month allowance. DealMachine fits teams that drive for dollars every week. PropertyRadar fits a team that wants a fixed monthly allowance with API access. Some teams keep one of these for research and send the lists to Ava Data for the phone numbers. PropStream has owned BatchLeads and BatchDialer since a July 2025 acquisition; the products still sell separate plans.
Test it on records you've already traced
Take the last 100 records you traced somewhere else and run them through Ava Data. The $9/month plan's 100 credits cover 100 phone matches, misses cost nothing, and the History page shows the match rate on the job. Dial the first number on each and compare.
Frequently Asked Questions
What's the cheapest of PropStream, PropertyRadar, BatchLeads and DealMachine for skip tracing?
Of the four, PropStream Essentials has the lowest entry price at $99/month, but it charges 12¢ a contact unless you add Connect, and BatchLeads Growth ($119/month) includes 10,000 skip-traced leads a month. For skip tracing alone, Ava Data costs less than any of them below about 4,600 matches a month: $9/month with 100 credits included, then 2¢ per match, and nothing on a miss (as of November 1, 2026).
Which is better for skip tracing, PropStream or PropertyRadar?
For skip tracing alone, PropertyRadar's Solo plan ($119/month, $99 billed annually) includes 250 phones & emails a month with API access, while PropStream's Essentials plan ($99/month) charges 12¢ a contact unless you add Connect. PropStream is the stronger research tool, with comps and rehab estimates. If the job is reaching owners, Ava Data charges 2¢ per match on a $9/month plan and orders each owner's phones best number first (as of November 1, 2026).
Is BatchLeads better than PropStream for skip tracing?
On included contacts, yes: BatchLeads Growth ($119/month) includes 10,000 skip-traced leads a month with phones and emails, while PropStream Essentials ($99/month) adds 12¢ a contact. PropStream has owned BatchLeads since July 2025, and the two still sell separate plans. Unless you trace about 5,600 or more every month of the year, Ava Data's $9 plan with 2¢ matches costs less than BatchLeads Growth (as of November 1, 2026).
PropStream vs DealMachine: which costs less?
PropStream Essentials is $99/month with skip tracing at 12¢ a contact. DealMachine Basic is $119 per seat a month with 10,000 data credits per seat, and DealMachine doesn't publish how many credits a contact costs, so the cheaper one depends on your volume and seats. DealMachine includes its Driving for Dollars app and API, CLI and webhook access on every plan (as of November 1, 2026). Ava Data has no per-seat price: one $9/month plan, then 2¢ per match.
Do PropStream, PropertyRadar, BatchLeads or DealMachine have an API?
PropertyRadar lists API access on every plan, and DealMachine lists API, CLI and webhook access on every plan. PropStream's site doesn't describe a public self-serve developer API, and BatchLeads' pricing page doesn't mention one (as of November 1, 2026). Ava Data's REST API is included on every account on the $9/month plan, with public documentation at /docs/ and the List Builder endpoints for pulling property lists.
Which of them has a free trial?
PropStream offers a one-time 7-day trial with 50 free leads, PropertyRadar a 5-day trial and BatchLeads a 7-day trial. DealMachine's pricing page doesn't state a trial (as of November 1, 2026). Ava Data has no free tier: the $9/month plan includes 100 credits, enough to test 100 phone matches on records you've already traced elsewhere.
