About Ava Data
Ava Data is a real estate data platform. It takes you from property filters to phone numbers to outreach without leaving one tool.
The problem we built it for
Most investors run their data through two or three vendors that don't talk to each other. One tool builds the property list. A second one skip traces it. A third stacks and de-duplicates the result, and something else entirely turns it into an audience file for ads. Every handoff is a CSV export, a re-upload, and another chance for the list to drift out of sync with what the investor is actually calling.
The gap shows up most clearly at the skip tracing step. A list tool sells you the property records; you still have to go somewhere else to find out how to reach the owner. Ava Data does both, and keeps the result in one place.
What the platform does
- List Builder — filter property records into targeted owner lists, including absentee owners, high-equity owners, tired landlords, and pre-foreclosure. See the list types.
- Skip tracing — individual and bulk, with the best number first. Phone matches start at 2¢, and you're only charged when a search returns a match. How bulk skip tracing works.
- List stacking — combine lists to find the owners who appear on more than one, which is usually where the motivation is.
- Digital Matching — prepare ad-ready audience files from a list you already own. Ava Data builds the file; you upload it to whichever ad platform you run.
- Integrations and API — push records into Follow Up Boss, or work directly against the REST API. Read the API overview.
How we price it
Credit-based, and charged on results. A phone match starts at 2¢, and a search that returns nothing doesn't cost a credit. The plan is $9/month including 100 credits, and it covers API use. How we think about data
Skip tracing works because it connects public and commercially available records to a person. That is a responsibility as much as a feature. Ava Data is built for legitimate business use — real estate investors, agents, and lenders contacting property owners about their property — and the Terms of Service and Privacy Policy set out what the platform may and may not be used for. Contacting people carries obligations of its own, including federal and state calling and texting rules; those apply to you as the caller regardless of where the number came from.
Who we are — and who we aren't
Ava Data is operated by Ava Data, LLC, a Wyoming limited liability company formed in 2025. The product lives at avadata.ai, and that domain is the reliable way to tell us apart from anyone else.
Several unrelated companies use a similar name, and we are not connected to any of them — including AVAdata Systems, a data-storage company, and AVA Solutions, which builds mining-operations software.
