Why Real Estate Investors Need Skip Tracing
The most profitable deals in real estate — deeply discounted off-market properties, motivated sellers before they list, absentee landlords tired of managing from a distance — come from reaching people no one else has been able to contact. If a seller's information was easy to find, twenty other investors would have already called them.

Driving for Dollars and Absentee Owner Lists
Driving for dollars — physically scouting neighborhoods for vacant, distressed, or neglected properties — produces some of the best off-market lead lists in residential real estate. The problem is that once you have the address, finding the owner's phone number is where most investors hit a wall.
County assessor records give you an owner name and a mailing address. But mailing addresses are often a PO box, an LLC address, or an address the owner hasn't lived at in five years. The phone number isn't in the assessor file. That's the skip trace: you give Ava Data the owner name and the property address, and we return the best current phone number we have for that person — even if they moved, even if they're managing the property through an LLC, even if every direct-mail piece you've sent has gone unanswered.
Absentee owner lists — purchased from data vendors or pulled directly from county records — work the same way. Upload the CSV of names and addresses through our bulk processing tool. Some sellers are genuinely difficult to reach. The phone number in every database is disconnected. The email address bounces. The certified letter came back. This is where Deep Search earns its price.
Deep Search runs a full relational mapping on the subject — finding spouses, siblings, adult children, parents, and known associates — and returns verified contact information for each related person alongside the subject's own data. If you can't reach the absentee landlord directly, you may be able to reach their spouse, their adult child who handles property decisions for the family, or a known associate who can pass along your contact information.
Deep Search costs 10 credits ($0.20 per match). How Ava Data Compares to Other Skip Trace Services
The skip trace market has two broad categories: per-row bulk list providers and per-match search platforms. Per-row providers charge you for every record in your list regardless of whether a match is found — common in the $0.10–$0.15 per-record range. If 35% of your list doesn't return a usable phone number (a realistic figure for older or poorly maintained lists), you're paying full price for a third of your file and getting nothing back.
Ava Data uses per-match pricing: if a row in your list doesn't return a verified phone number, that row costs nothing. The effective cost per connected conversation is lower even if the nominal per-credit price appears similar, because you're not paying for misses.
